By completing a booking and payment with The Real Human Company, you confirm that you have read, understood, and agreed to these Terms of Service in full. These terms govern your use of our services and limit our liability. If you do not agree, do not proceed with booking.
Who We Are and What We Do
The Real Human Company is a family-owned independent visual documentation service based in Georgetown, Texas, serving all of Williamson County. We provide on-site property visits for short-term rental hosts and property managers, including exterior condition checks and interior turnover verification.
Our service is limited to independent visual documentation only. We observe and photograph observable conditions at the time of our visit and deliver a written and photo report to the client.
What We Are Not
The following clarifications are essential. By booking our service you acknowledge that The Real Human Company is:
- Not a licensed home inspector, structural inspector, or building inspector
- Not a licensed real estate appraiser or property assessor
- Not a contractor, handyman, or maintenance provider
- Not a cleaning service of any kind
- Not a property management company
- Not a licensed security company
Our reports do not constitute a professional inspection, appraisal, certification, or legal document of any kind.
Scope of Our Reports
Our reports document observable conditions at the time of the visit only.
- We document what is visible to the naked eye during our visit
- We do not move furniture, open sealed containers, or access locked areas
- We do not assess structural integrity, electrical, plumbing, HVAC, or systems behind walls
- We cannot guarantee conditions before our visit or that develop after our visit
- Conditions may change between our visit and guest arrival
Our reports are informational documentation tools only. They are not warranties, guarantees, or certifications of any kind regarding the condition, safety, or habitability of any property.
Property Access and Authorization
By booking an interior visit, you confirm that:
- You are the property owner or authorized manager with legal authority to grant access
- You are providing a smart lock code or lockbox combination voluntarily with full legal authority
- You authorize The Real Human Company to enter and photograph the interior
- The property is not subject to any restriction that would prohibit our visit
We do not accept physical keys. Access codes are used for the scheduled visit only and are not retained or shared.
Limitation of Liability
To the fullest extent permitted by Texas law, The Real Human Company's total liability is limited to the amount paid for the specific visit in question.
We are not liable for:
- Any damage, loss, or injury that occurs before or after our visit window
- Damage that was not visible or accessible during our visit
- Guest complaints, negative reviews, or booking cancellations
- Actions taken or not taken by your cleaning service, guests, or other parties
- Consequential, indirect, incidental, or punitive damages of any kind
- Any loss of income, revenue, or business opportunity
Our service provides documentation not protection. We cannot prevent damage, theft, or neglect. We document what we observe at the time of our visit.
Photography and Report Use
- Photos and reports are delivered to the booking client only
- Reports are not to be represented as the work of a licensed inspector or appraiser
- Reports are not admissible as certified legal evidence without our written consent
- The Real Human Company retains the right to use anonymized photos for marketing unless you opt out in writing at the time of booking
Payment, Cancellation, and Refunds
- Cancellations more than 24 hours before the visit full refund
- Cancellations less than 24 hours before the visit no refund
- Completed visits no refund regardless of findings
- Inaccessible property if we cannot access due to incorrect credentials provided by client, no refund will be issued
Service Area
Our services cover all of Williamson County, Texas, including Georgetown, Round Rock, Cedar Park, Leander, Liberty Hill, Taylor, and surrounding areas. We are based in Georgetown.
Governing Law
These Terms of Service are governed by the laws of the State of Texas. Any disputes shall be resolved in Williamson County, Texas. If any provision is found unenforceable, the remaining provisions remain in full effect.
